Application Process

  • Each person over the age of 18 who will occupy the property must submit a complete application and pay the non-refundable application fee of $65.

    Application Fees are non-refundable

  • We have you fill out a rental application. This application will check your criminal, eviction, and credit history. We also require you to provide proof of income.

    We typically receive multiple applications on the properties as soon as they go on the market, and we look at completed applications first. 

  • Most applications take 24 to 72 hours as we do hire a professional screening company to verify employment, income, rental history, credit, and check for any criminal history. Please note that we cannot process your application until all documentation is received.

    EQUAL HOUSING: Atlanta Property Management Solutions is committed to compliance with all federal, state, and local fair housing laws. Atlanta Property Management Solutions will allow any reasonable accommodation or reasonable modification based upon a disability-related need. The person requesting any reasonable modification may be responsible for the related expenses.

    WE ARE AGENTS NOT LANDLORDS: Atlanta Property Management Solutions is a real estate company whose services include representing landlords by advertising homes for rent, showing rental homes, presenting offers to rent, and often managing the homes for the landlords.

    PROPERTY AVAILABILITY: Applications are processed as soon as all required documents have been received from the applicant. Until there is an approved applicant AND that applicant has paid the Rent Reservation Fee, the property remains available.

    WHO MUST APPLY: Each person over the age of 18 who will occupy the property must submit a complete application and pay the non-refundable application fee of $75.

    TO APPLY: If you are serious about applying to rent a property be prepared to move quickly.

    Be prepared to 1) Pay non-refundable application fee 2) provide full specific previous addresses going back at least 3 years. 2) Submit recent pay stubs. 3) Recent bank statements. 4) Government issued ID 5) Copy of service bill for current address in your name 5) Complete full application. If you are self employed you must submit additional documents to include, 2 years’ worth of tax returns, and 6 months of personal bank statements.

    Credit Check: Credit score from Transunion must be above 680 for properties priced above $2000 a month.

    Properties priced below $2000 a month must have a credit score from Transunion of at least 650 and above.

    If offered an opportunity to have a Guarantor, the Guarantor credit score from Transunion must be above 720 and have gross income of 5 times the monthly rental rate. ****No guarantee a Guarantor will be available.

    Insufficient credit history or lack of credit files may be grounds for denial.

    Bankruptcy and Foreclosure: 1 within the last 7 years (Automatic Denial). 2+ Bankruptcy filings within the last 7 years (Automatic Denial).

    Accounts in Collections: 2+ (Automatic Denial)

    Late Payments or NSFs: 2+ Late Pays/year, Unpaid Damages or Rent (Automatic Denial)

    Landlord Disputes or Civil Judgements: 2 or more in 2 years or any balance (Automatic Denial)

    SOURCE OF INCOME AND INCOME REQUIREMENTS: Applicant must have a gross verifiable income of 3 times the monthly rental amount. Unemployment benefits are not considered a source of income.

    The following items can be considered a deniable factor:

    • Lack of proof of income

    • Falsification of income

    • Cannot meet income requirements.

    • Current job less than 1 year

    • Final recommendation will also be dependent on income, rental and employment history.

    RESIDENCE/EVICTION HISTORY: Presence and previous residence histories must show a record of prompt payment. 2 or more late or NSF payments is an automatic denial. No previous evictions within the last 7 years. No dispossessory filed in the last 3 years.

    Verifiable Resident History:

    If you are currently renting or have rented in the last 5 years, provide prior rental history information, including the previous landlord or property manager's name, phone number, and email address.

    If you Own or Owned your residence in the last year, provide Ownership documents, which include your property address and your name. For example, Copy of the Deed, Tax Records, and or Closing Statement.

    Proof of Military Service in the last year if applicable.

    If we cannot verify your rental history, you may be declined or offered the ability to pay a double deposit.

    The following items can be considered a deniable factor:

    ● More than 1 late rent payments on record in a 12-month period

    ● More than 1 noise complaints on record in a 12-month period

    ● Broken lease agreements with previous landlords

    ● Inaccuracy or falsification of the rental application

    Criminal Background Check

    Sex Offender, 1+Felony or 5+misdemeanors in last 7 years. (Automatic Denial)

    No Felonies. No Murder, Manslaughter, Assault, Robbery, Rape, Child Molestation, Kidnapping, Arson, Manufacture, Delivery, sale of Illegal Drugs, or Possession with Intent to Deliver (Automatic Denial)

    Application fees are NON-REFUNDABLE.

    Applications are approved on a first-come, first-served basis. Only applicants that submit all required documents and pass the screening process will receive an invitation to take the property off the market.

    Your application will not be processed until all required documentation is received. Other applications may be processed during the timeframe your application is marked incomplete.

    Atlanta Property Management Solutions will continue to market the property for rent until an approved applicant is approved and pays the reservation fee which is equal to one month’s rent.

    Once you’ve submitted all required documents for a complete application, allow one to five business days to be notified of application approval, cancellation, or denial by email.

    MONITOR YOUR EMAIL (inbox and spam folder) for important / time-sensitive email communications regarding your application. You MUST respond to communications within 48 HOURS.

    Please unlock/unfreeze your credit prior to applying. In the case that we receive an alert on your credit file, including a “locked” or “frozen” alert, your application will not be processed until you give Atlanta Property Management Solutions permission to move forward.

    LEASE START DATES AND MOVE-IN DATES

    Lease start dates must be within 21 days of taking the property off the market by paying the Reservation Fee and completing the Reservation Form.

    All lease start dates are scheduled Monday through Friday, and weekends and holidays are excluded.

    APPLICATION FEES AND MOVE-IN FEES

    A NON-REFUNDABLE Application Fee, per adult, 18 years and older is required for each application submitted.

    Application fees are NON-REFUNDABLE regardless of your screening outcome.

    Applications are valid for 30 days from the initial application date.

    The Reservation Fee: To take the property off the market the approved application must pay the Reservation Fee and complete the Reservation Form. The Reservation Fee is equal to one month’s rent. This Fee reserves the property and takes the property off the market. No other applicant is considered for the property. When you move into the property the Reservation Fee is applied toward rent due from the applicant (new tenant).

    When an applicant changes their mind and decides to not move into the property, for any reason, the landlord has suffered financial harm because now the property is unrented. In these instances, the Reservation Fee is forfeited to the landlord as liquidated damages. The landlord will not seek to recover all rent due under the lease.

    To Move In: The Reservation fee is applied to the first month’s rent. The Security Deposit is generally equal to a month’s rent. No personal checks or cash are accepted. All deposits and fees are due before the move-in date. There is a one-time move in fee of $175.

    Pet Deposits are refundable. Pet Fees are not refundable. Residents must have the property treated for fleas and ticks by a license pest control company and have all carpets clean and deodorized specifically for pets by a professional carpet cleaning company before move out. Resident will supply Management with copies of receipts for pest control and carpet cleaning at move out or the security deposit will not be returned.

    Changing the Move in Date after paying Reservation Fee and Completing the Reservation Form: Move in date changes can only be approved by Management. Properties are not held for a move in date more than 25 days after properties are taken off the market by an approved applicant.

    If you have applied and been denied either on your own or applied with a co-applicant you may not re-apply for a property for at least 6 months from the date of denial.
